Drain Cleaning in La Jolla Shores

Homes a few streets from the sand have drain problems inland houses don't: fine beach sand in the laterals, groundwater pressing on old pipe, and sewer lines that sit low relative to the street.

Why Beach Sand Ends Up in La Jolla Shores Drain Lines

Between Kellogg Park, the Marine Room and the streets running up from Camino del Oro, almost every household brings sand home. It comes off feet, wetsuits, boogie boards and beach towels, and most of it goes down the shower, the laundry and the outdoor rinse drain. Sand is heavier than water, so it doesn't wash through the way hair and soap do. It drops out wherever the flow slows down: in the shower trap, at the bottom of a long horizontal run under the slab, and at the point where the house lateral meets the main.

Over a summer, that sand builds into a layer that narrows the pipe from the bottom up. On its own it rarely causes a full blockage. But it gives hair, grease and paper something to catch on, so a line that was draining slowly in August stops completely in September. The usual sign is a shower that drains fine for the first minute and then pools, or a gritty residue left in the tub after it empties.

Flushing Sand Out Instead of Pushing It Further In

A standard drain cable is the wrong tool for sand. It opens a hole through the middle of the deposit and leaves the rest sitting in the pipe, ready to collect the next clog. For sand-loaded shower and laundry lines we pull the hair mat at the trap, then flush the branch with a jetting nozzle sized for small-diameter pipe, which lifts the sand and carries it out to the main. On the main line, hydro jetting from the exterior cleanout does the same job at full bore.

Afterwards we run a camera down the lateral to check two things: that the sand is actually gone, and whether it was getting in from the house or through a crack in the pipe itself. The second case is more common here than people expect.

High Groundwater and Old Sewer Laterals

Much of La Jolla Shores sits on low, flat ground close to sea level, so the groundwater table is high, especially after winter rain and during king tides. An old clay or cast-iron lateral that has cracked or lost a joint seal is effectively sitting in wet sand. Groundwater seeps in through the defect and brings fine sand with it. That's why some Shores homes get sand in the main line even when nobody has been to the beach.

A camera inspection shows these entry points clearly: a line of sand fanned out below a joint, or water trickling in through a crack. A sectional liner from our trenchless sewer repair work seals that kind of defect from inside, without digging up a front yard that is often mostly hardscape.

Backwater Valve Checks for Low-Lying Homes

When a home's lowest drains sit below the rim of the next manhole upstream on the public sewer, the California Plumbing Code calls for a backwater valve. That's a one-way flap that stops city sewage from flowing back into the house if the main surcharges. Many Shores properties have one. Many have one that hasn't been opened in a decade.

  • Sticking flaps. Sand and debris settle on the valve seat and hold the flap partly open, so it can't seal when it needs to.
  • Corroded hinges. Salt air reaches valve boxes in side yards and garages near the beach.
  • Buried access. Valve boxes get paved over or planted around, so nobody checks them.

We open the valve box, clean the seat and flap, check that it closes freely, and tell you whether it needs replacing. It's worth doing before the rainy season, and any time you've had sand in the main line.

Usually a mix of beach sand and hair. The sand settles in the trap and the hair binds to it. Rinsing off outside first and fitting a hair catcher helps, but a trap that's already full of sand needs flushing out.

Yes. With the high water table near the beach, groundwater can seep into a cracked or separated lateral and carry fine sand in with it. A camera inspection will show whether that's happening.

If your lowest drains sit below the rim of the next upstream sewer manhole, the California Plumbing Code requires one. Many low-lying Shores homes already have one. The important thing is that it's clean and closes freely.
